How Your DSCR HELOC Amount Is Calculated

The biggest number isn’t your income — it’s the equity position of the property.

The line is capped by CLTV (combined loan-to-value): every lien on the property, including the new HELOC, divided by its appraised value.

The basic formula is simple:

Estimated available HELOC amount = (Property Value x Maximum Allowed LTV) - Existing mortgage balance

For example, if your rental property is worth $500,000 and the program allows up to 70% combined loan-to-value, the maximum combined debt would be $350,000. 

If your current mortgage balance is $250,000, your estimated available line could be around $100,000 before closing costs. 

The calculator gives you a quick estimate, but the final line amount depends on property value, current liens, credit score, rental income, property type, and program guidelines. 

 

A rental worth $500,000 with a $250,000 first mortgage, at a program allowing 70% CLTV:

$500,000 × 70% = $350,000 combined ceiling − $250,000 balance = ~$100,000 available line, before closing costs.

Can you get a HELOC on a rental property?

DSCR is the property’s gross rent divided by its housing expense. Lenders don’t simply approve above 1.0 and decline below it — they tier the property, and the tier sets both your maximum CLTV and your reserve requirement.

Up to 70% CLTV available

DSCR ≧ 0.75 -0.99

Leverage percentage is reduced to a maximum CLTV of ~55-65%

Below 0.75 DSCR

Still doable but expect further CLTV reduction and reserves may be required

This is why two investors with identical equity can be offered very different lines: the one whose property covers its debt service reaches full leverage, while the one just below 1.0 gives up CLTV and holds more in reserve.

The detail that moves you across a tier: ITIA vs. PITIA

DSCR compares rent to a payment — but which payment isn’t standardized. Some programs test rent against the interest-only payment (ITIA); others against the fully amortizing payment (PITIA). On the same property, at the same rent, the two methods can land you in different tiers.

What to ask before you compare offers

Ask every lender which payment their DSCR is calculated on. Almost no borrower knows to — and on a property near the 1.0 line, it can be the difference between full leverage and a reduced line. Figures above are illustrative; your numbers depend on rate, taxes, and insurance.

Same house, same equity, same borrower. The CLTV tier moves the answer by $180,000. What sets that tier is your credit score and, more than anything, your documentation type.

How soon after buying can you get a DSCR HELOC?

Most programs allow it soon after purchase, but recent ownership reduces your leverage. Seasoning is measured from the recording date to your application date.

If you bought recently and the reduced line doesn’t reach your target, waiting to the next seasoning threshold is often the single change that moves it.

DSCR HELOC on a short-term rental (Airbnb / VRBO)

Short-term rentals qualify on many DSCR HELOC programs, but the income is treated more conservatively than a long-term lease. Expect several adjustments:
