What you need to qualify for an ITIN DSCR Loan

A DSCR loan uses the property’s rent to qualify you – not your personal income. Not having a Social Security Number, doesn’t mean a denial – this is how we can help you increase your rental portfolio. 

Here’s what you need: 

A valid ITIN number

No Social Security number required.

A credit score around 680

A bit higher than an ITIN home loan — investing asks for slightly stronger credit.

About 20% down

When the rent covers the payment. May need a little bit if it only partly covers it.

Rent that covers the mortgage

The property's rent is what qualifies the loan — not your paystubs or tax returns.

About 3-6 months of reserves

A cushion of payments held in the bank after closing. Depends on your FICO, loan amount and investor experience

The one number that matters

What DSCR actually means

DSCR is just the rent divided by the full mortgage payment. If the rent is bigger than the payment, your DSCR is above 1.0 — and you’re in the strongest tier.

The rent covers the payment with room to spare, so this property lands in the best tier — the lowest down payment and strongest terms. “Full payment” means principal, interest, taxes, insurance, and any HOA dues.

Routes to a no-ratio program

Rent doesn't fully cover the payment? That's not a "no."

A DSCR under 1.0 isn’t a rejection — it just moves you to a reduced-ratio option (with a bit more down) or, if the rent covers even less, a no-ratio program that doesn’t test the ratio at all. There’s almost always a path; it’s a question of how much you put down.

Property types and holding title

Good news for vacation and rental buyers: condos and even condotels qualify — a big advantage in markets like California, Texas, Florida and elsewhere.

Eligible properties

Hold it in an LLC

You can take title in an LLC — common for investors who want to separate the property from their personal name. The one rule: the LLC should be formed in the same state as the property. 

 

Long-term or short-term rental — both work

Long-term rentals

The rent is the lower of your signed lease or the market rent from an appraiser’s rent survey. A straightforward, stable way to qualify for a standard rental.

Short-term rentals (Airbnb, VRBO)

Vacation rentals qualify too. For a purchase, a market rent report stands in; for a refinance, 12 months of your actual rental history can be used. Popular for higher-yield properties in vacation markets.

DSCR lending has no government agency guideline behind it — the rules come from wholesale lender guidelines most investors never see. We publish the terms of our own ITIN DSCR program in plain ranges, leading with the flexible end so what you read matches what you’ll be quoted.

The questions people actually ask

Yes. An ITIN DSCR loan qualifies you on the rental property’s income rather than your personal income, so no Social Security number and no paystubs are needed. Expect a credit score around 680 and roughly 35% down.

 

About 35% when the rent fully covers the mortgage payment, and closer to 40% when it only partly covers it. Cash-out refinances keep a bit more equity in the property. Your exact number depends on the property’s DSCR — the calculator shows it in seconds.

You still have options. A DSCR below 1.0 moves you to a reduced-ratio program with a bit more down, and if the rent covers even less, a no-ratio program that doesn’t test the ratio at all. A low DSCR changes your down payment, not your ability to get financed.

 

Slightly. An ITIN home loan can go down to a 640, while the ITIN DSCR program looks for around 680. Investment lending generally asks for a bit stronger credit than buying a home to live in.
