Rental-property financing that qualifies on the property’s income — not your tax returns and not your personal debt-to-income. 

If a Florida rental covers its own payment, it can often stand on its own. And a low ratio isn’t a dead end: our program has reduced-ratio and no-ratio tiers below a 1.0 DSCR.

The basics

What is a DSCR loan?

DSCR stands for debt-service coverage ratio — the rent a property brings in divided by its full monthly payment (principal, interest, taxes, insurance, and any HOA, together called PITIA). A DSCR of 1.0 means the rent exactly covers the payment; above 1.0 it runs a surplus.

Because the loan qualifies on the property’s cash flow, a DSCR lender doesn’t ask for your W-2s, tax returns, or personal debt-to-income.

That’s why these loans fit Florida investors so well — self-employed owners, buyers scaling a portfolio, and out-of-state or international buyers who’d never fit a conventional box. DSCR loans are business-purpose loans for investment properties only — not for a home you live in.

How the ratio works (Simple example to drive the point)

A Tampa single-family rents for $2,600 a month. Its full house payment (PITIA) is $2,300. DSCR = $2,600 ÷ $2,300 = 1.13 — comfortably above 1.0, so it qualifies on standard terms.

Drop the rent to $2,150 and the ratio falls to 0.93 — still financeable through our reduced-ratio tier, keep reading to learn more about DSCR under 1.0.

What you need to know about DSCR loan pricing: DSCR rates run somewhat above a comparable owner-occupied loan — that’s the trade for skipping income documentation and qualifying a business-purpose property on its cash flow. 

Points, prepayment-penalty options, and interest-only structures all move the number, so the right question is total cost over your hold period, not the headline rate. We’ll model a few structures side by side so you can see the trade-offs.

DSCR Loans under 1.0 ratio

Perhaps the single most misunderstood thing about DSCR lending — and the big national sites (Rocket, Bankrate, NerdWallet) rarely explain it and many mortgage shops will deny you on the spot.

What if the rent comes in below the total payment which causes your debt service ratio to fail.

In the industry, we call this a ratio below 1.0 and this can kill your deal regardless of your FICO or experience.

With Andes Mortgage, a ratio below 1.0 doesn’t mean “no”, it just moves you to a different tier, with terms that adjust for the lower coverage. Here’s how the structure actually works:

Standard terms
DSCR 1.0 and above

The rent covers the payment. You’re on the main program — best LTVs, widest credit range, lowest pricing.

Reduced-ratio
DSCR 0.75 to 0.99

The rent falls a little short. Still very financeable — expect roughly a 5–10% LTV reduction (a bit more down) in exchange for the lower ratio.

No-ratio
DSCR below 0.75

Even a property that doesn’t cash-flow on paper can be financed through a no-ratio structure — typically to ~60–70% LTV with a higher credit score.

Florida specifics

What matters for Florida DSCR deals

Florida’s inventory has some quirks a national page won’t cover. These are the overlays we see most often across the state.

Florida is full of condos that conventional lenders decline — high investor concentration, ongoing litigation, or reserve shortfalls after the state’s newer inspection and funding rules. Our DSCR program finances many non-warrantable condos that get turned away elsewhere.

Newer or recently converted condo projects, and higher-LTV condo requests, carry additional project review and can see a reduced maximum LTV. We flag it up front so the down payment isn’t a surprise at underwriting.

In markets flagged as declining, expect roughly a 5% reduction in maximum LTV. With Florida listing prices softening in several metros, it’s worth pricing this in early rather than late.

Short-term rentals - Airbnb/vrbo

Short Term DSCR loans for Airbnb properties in Florida

Florida is one of the country’s biggest short-term-rental markets, and DSCR loans can finance STR properties — but the terms tighten. 

Because nightly income swings with the season, STR DSCR generally expects a minimum DSCR around 1.0–1.15, a higher credit score (often ~720+), a reduced LTV, and documentation of the rental history or an AirDNA-style projection rather than a standard long-term lease.

Yes. A Florida DSCR loan qualifies on the rental property’s cash flow, so there are no tax returns, no W-2s, and no personal debt-to-income calculation. You’ll still document the property, your credit, reserves, and the rent — but not your personal income.

Most Florida DSCR programs start around 660–700, and reduced-LTV routes can go down to roughly 640. A higher score widens your maximum LTV and improves pricing, and it matters more on lower-ratio and cash-out loans.

Often yes — this is a real Florida advantage. Many condos here are non-warrantable because of investor concentration, litigation, or reserve shortfalls, and conventional lenders decline them. Our DSCR program finances many of these projects, though newer or higher-LTV condos carry extra project review and can see a reduced LTV. At Andes Mortgage, we finance non-warrantable projects with DSCR loans.

It’s still financeable with Andes. From 0.75 to 0.99 you’re in the reduced-ratio tier, usually with about a 5–10% LTV reduction. Below 0.75, a no-ratio structure can go to roughly 60–70% LTV with a higher credit score. A low ratio changes your terms — it isn’t an automatic decline.

Loan amounts run from about $100K to $2.5M (the minimum rises to around $200K on sub-1.0 DSCR loans). On a purchase at a 1.0+ DSCR you can reach up to 85% LTV — about 25% down — at strong credit; cash-out tops out around 75%. Lower ratios and declining-market or condo overlays raise the down payment, so the cleanest way to know your number is to run the property through the calculator or start Mortgage Match and let us price the specific deal.
