Two Maryland markets, two strategies

Maryland gives investors two very different plays.

The DC-adjacent Montgomery ring — Bethesda, Rockville, Gaithersburg, Silver Spring — these areas run heavy on the federal government, NIH, and the I-270 biotech corridor. As an investor, you’ll find rock-solid tenant demand, but prices could be high enough that many deals can struggle to cash flow on a monthly basis. This is where our DSCR under 1.0 comes in (where our no-floor structure earns its keep).

Baltimore flips it: low entry prices and higher yields, with two catches out-of-state investors miss — the city’s tax rate runs roughly double the counties, and many older rowhomes carry ground rent.

Frequently asked questions

Maryland investor loan questions

Yes – we originate business-purpose investment property loans across Maryland, including DSCR, cash-out refinances, and investor HELOCs on non-owner-occupied rentals.

No. In Maryland, Andes offers business-purpose investment loans only — financing for rental and other non-owner-occupied property. We do not originate owner-occupied, primary-residence, or other consumer-purpose mortgages in Maryland.

A business-purpose loan finances property held to generate income or profit — a rental, a BRRRR project, a short-term rental — rather than a home you live in. Because the loan is underwritten on the property’s cash flow and business use, it follows different rules than a consumer mortgage, and the property is typically non-owner-occupied.

Absolutely. You can title your property to an LLC using our DSCR loans in Maryland. For more information on having a business own the property, visit our DSCR LLC page.
