How DSCR pricing works

Six factors that affect and set your DSCR loan rate

A DSCR loan qualifies on the property’s rental income instead of your personal income. These six points move DSCR rates the most.

Rate and points

A point is prepaid interest equal to 1% of the loan amount, paid at closing. Paying more points buys a lower rate, and paying fewer means a higher one. On a $300,000 loan, each point is $3,000. If you’ll keep the loan for years, the lower rate usually costs less overall. If you expect to sell or refinance soon, opt for a mortgage with fewer points.

Loan-to-value (LTV)

LTV is the loan amount divided by the property’s value or price. A larger down payment, or more equity on a refinance, lowers the risk and usually the rate. A lower loan-to-value may allow you to fetch lower rates.

Prepayment penalty

Most DSCR loans charge a fee if you pay the loan off early, often on a schedule that steps down over three to five years. A longer penalty period usually earns a better rate, while a shorter one, or none, costs more in rate or points. Strategize on how long you expect to hold the property.

DSCR ratio

DSCR is the monthly rent divided by the monthly payment: principal, interest, taxes, insurance and any HOA dues. At 1.00, the property breaks even. At 1.25, the rent covers the payment one and a quarter times. The higher the debt coverage, the loan prices better. Some programs lend below 1.00, at a higher rate and a lower maximum LTV.

Credit scores

Credit scores can heavily affect your DSCR loan rate. A credit score above 760 will open the door to some of the best DSCR rates while scores under 700 will hit your pricing negatively.

Property type

The type of rental property that you acquire will affect your DSCR rate. A single family residence may offer the best pricing while a non-warrantable condominium or a complex property may command a hit on your interest rate. Rural properties may also come in at higher rates.

Week to week

What moves DSCR rates week to week

DSCR loans are non-QM – a portfolio of mortgages that are not part of agency or government loans. Most are sold to private investors and pooled into non-agency mortgage securities instead of going to Fannie Mae or Freddie Mac.

Treasury yields

Fixed-rate DSCR pricing tracks longer-term Treasury yields, with the 10-year as the benchmark most mortgage pricing follows. When yields climb for a week, DSCR rate sheets usually climb with them.

Demand for non-QM bonds

Lenders price DSCR loans at a spread over Treasuries, and the spread depends on what bond investors will pay for non-QM mortgage securities. Strong demand narrows it and pricing improves. A nervous market widens that spread and rates move up accordingly.

Economic reports and the Fed

Inflation reports, jobs numbers and Federal Reserve meetings move Treasury yields, so rate sheets often reprice the day the news comes out. A busy week for data can bring more than one change.

Lender appetite

Each wholesale lender adjusts its own rate sheet to win more business or slow it down, so the gap between sheets shifts from week to week. As a wholesale broker, we compare more than one sheet before we set the ladder.

How we update this page

We review DSCR pricing across our wholesale lender network every week and set the ladder from the strongest pricing we see for this scenario. Rates can change between updates. Your quote comes from the pricing on the day we review your scenario.

FAQ

DSCR loan rate questions

The rate ladder at the top of this page shows Andes Mortgage’s current DSCR pricing for a purchase, a rate-and-term refinance and a cash-out refinance, each with the points it costs. The date on the ladder is the day the rates were last set. Your own rate depends on your credit score, loan-to-value, DSCR ratio, prepayment penalty and property type.

DSCR loans qualify on the property’s rent instead of your tax returns, and they’re funded by private investors rather than Fannie Mae or Freddie Mac. That flexibility costs something, so DSCR rates usually run above conventional investment property rates. In return, you skip personal income documentation and can close in an LLC.

Compare the extra cost of the lower-rate option with the monthly payment it saves. If one more point on a $300,000 loan costs $3,000 and saves $60 a month, you break even after 50 months. If you’re likely to sell or refinance before then, the option with fewer points costs less.

Usually. DSCR programs price in tiers, so a stronger ratio can move you into a better one. Below 1.00, the rent doesn’t fully cover the payment. Some programs still lend there, at a higher rate and a lower maximum loan-to-value.

Most do. A common structure steps down over five years: 5% of the balance paid off early in the first year, then 4%, 3%, 2% and 1%. A shorter penalty, or none, is usually available for a higher rate or more points.

Yes. DSCR loans are priced nationally by program, so the ladder applies in every state where Andes Mortgage lends. What changes by state is the deal itself: rents, property taxes and insurance, which set your DSCR ratio. Our state DSCR pages cover those local numbers.

No. A DSCR loan is business-purpose financing for rental and investment property only. If you’re buying or refinancing a home you’ll live in, book a consultation and we’ll walk you through the loans that fit.
